House extension in French Haute-Savoie by Actuel Véranda
The project: Create a pleasant, spacious and bright new living room
Annecy is one of France’s best places to live. This French town in Haute-Savoie, which is on a human scale, has many assets: a magnificent lake, unspoilt nature and a vibrant economic network.
Annecy has everything to please, including its architecture: the old town with its cobbled streets, pastel-coloured houses, a medieval castle… An authentic landscape cradled by mountains that are also home to places where life is beautiful. The proof in pictures with this house.
Built on one level in 1972, it was completely renovated by its new owner himself a few years ago. A large-scale project that has enabled it to gain in surface area, luminosity and comfort. An indoor/outdoor cocoon where modernity and authenticity intertwine. The interior space has been totally redesigned to offer maximum fluidity between the living room, the open kitchen and the dining room.
The extension was the ideal solution to achieve this very harmonious and comfortable ensemble. The exterior was also reinvented to allow the owners to have lunch outside under a beautiful pergola.
Challenge: Enlarge the house with no new floor
The clients absolutely wanted a single-storey house.
When they found this one, it was only 80 m2, the living room was very small and the kitchen closed.
They wanted a pleasant, spacious and bright living room without creating a new floor. They therefore called on Xavier Dunand of Actuel Véranda to recreate this new space.
The choice was to break everything up and open it up inside and out with large windows, sliding doors and skylights on both sides of the house.
The challenge was to gain surface area by restructuring interior spaces and creating new interior/exterior spaces without losing thermal comfort.
A challenge that now allows customers to enjoy natural light and warmth, without the often-harsh winter weather in this beautiful mountain region.
The house has been almost completely dismantled. Only the walls and the roof were kept. Carpentry, insulation, heating, electricity… Everything was completely redone.
“We built a flat roof extension and a garage. Creating a veranda was the best solution to enlarge the house and gain living space while keeping a maximum of comfort.
The only condition was to use high quality products and materials that could withstand large temperature fluctuations. The house is located at an altitude of 700 meters above Annecy, and we are used to this constraint of climatic variations. Winter is marked by long periods of cold with snow. Thermal insulation was therefore essential and it had to be up to the task! For this house, I proposed external insulation and high-performance Installux products. For the beautiful summer days, we equipped the terrace with a bioclimatic pergola for family lunch and relaxation.”

The house extension: More than a living room
The home extension is an incredible solution to extend a house while perfectly integrating with the existing one. Know-how and modernity are essential for designing such living spaces. An advantage that only a manufacturer can offer.
Whether it’s an extension or a renovation, a craftsman knows how to master a site with the various trades (mason, painter, electrician, heating engineer, etc.). He accompanies his customers, step by step, in their choices: colour, finishes, light points, optimisation of spaces, orientation of new surfaces, dimensions of products to enhance a house
All Installux joinery can be integrated into the flat roof extension. The result: a perfectly flexible concept that ensures seamless living comfort (fixed frame, monorail sliding, large sliding, reduced threshold, etc.).
